These terms apply to bookings made directly with Patina House, a guest house in Vredehoek, Cape Town. By making a booking you agree to them. Please read them before you confirm.

If you book through Airbnb or another booking platform, that platform’s terms and cancellation policy govern your stay, not these. Where the two differ, the platform’s terms apply to that booking.

Making a booking

An enquiry is not a booking. Your reservation is confirmed only once we have written to you to confirm it and any required payment has been received. Until then, the room remains available to others.

The person making the booking must be at least 18 years old and takes responsibility for everyone in the party, including payment and conduct.

We do our best to keep rates and availability on this website accurate. If an error means a room is listed at the wrong rate or is not in fact available, we will tell you before confirming and you may cancel without charge.

Rates and payment

Rates are quoted in South African Rand, per room per night, for up to two guests.

Cancellation

To cancel, write to us at info@patinahouse.co.za. A cancellation takes effect from the date we receive it.

If you do not arrive and have not cancelled, the booking is treated as a no-show and [NO-SHOW TERMS].

Your right to cancel an advance booking, and our right to charge a reasonable cancellation fee, are governed by section 17 of the Consumer Protection Act 68 of 2008. Where that Act provides that no cancellation fee may be charged, none will be.

Because accommodation is booked for specific dates, the seven-day cooling-off right that applies to some online purchases does not apply to bookings of this kind.

Changes to your booking

If you want to change your dates or your room, write to us and we will do what we can. Changes depend on availability and may affect the rate. We cannot guarantee a change can be made.

We may occasionally need to move you to a different room, or in rare circumstances to alternative accommodation of a comparable standard. If that happens we will tell you as soon as we can and refund any difference in rate.

Arrival and departure

Check-in is from 15:00 and check-out is by 10:00. If you expect to arrive outside these hours, please tell us in advance so we can arrange to meet you.

Late departure may be possible by arrangement and may be charged for.

Occupancy

Each room sleeps a maximum of two guests. We are not able to add extra beds or accommodate additional people in a room.

Visitors who are not staying with us may not enter the guest house without our agreement.

House rules

Patina House is a quiet house and we ask you to help keep it that way, particularly at night.

Smoking is not permitted indoors.

We may ask a guest to leave, without a refund, where their conduct is unlawful, endangers others, or seriously disturbs other guests or neighbours.

Damage and lost property

You are responsible for any loss or damage you or your party cause to the property or its contents, beyond ordinary wear and tear, and we may charge you the reasonable cost of repair or replacement.

Please look after your belongings. We do not accept responsibility for items lost, left behind, or damaged during your stay, except where the loss results from our own negligence.

Parking

Circumstances beyond our control

We are not liable for a failure to provide accommodation caused by events outside our reasonable control, including extreme weather, utility failure, fire, or government restrictions. Where this happens we will refund payments you have made for nights you are unable to stay.

Complaints

If something is wrong during your stay, please tell us while you are still here so that we have a chance to put it right. Write to us at info@patinahouse.co.za if the matter is not resolved.

How we handle your personal information is set out in our Privacy Policy.

Governing law

These terms are governed by the law of the Republic of South Africa.

Changes to these terms

We may update these terms from time to time. The terms that apply to your booking are those published when you made it.
